Think it was Amit Bhatia who valued the ground at £20 million be it during the middle of an economic slump.

times change as do area's. the place i grew up in was a happy slum kind of manor that changed beyond belief-mad money for dwellings and commercial properties these days,things that locals never believed possible. one day 10/20/30 yrs down the road the white city will be knocked down and locals will have to re-locate and that bit of land will open up the whole area. the old oak common station to be arriving in due time is just the start of a regeneration programme that will eventually change that part of west london. major train-links,top shopping, commercial area's in abundance and future housing builds are all very viable in what will become i believe a part of london to rival any other. often the places that receive the most immigrants achieve more in the long run-brick lane,notting hill,hoxton,brixton etc and we will have more to offer. stick a new ground in the middle of all these and we could wing it. not saying for a second that the price you quoted is not correct but in the future that exsisting area has massive potential.

I know what you mean, thing is LR has never been muted as been that valuable an asset its only fans who assume it is. Must be a reason why a current QPR owner valued it like that , my guess its something to do with the council.
