100% I would mate, yes.

I think he is worth in the region of £10m, personally. But in reality seeing as he has only really "done it" in the PL sparingly & not consistantly, I'd say we would get about £7m for him which, after Spurs reported 40% cut, would leave us with £4.2m so make my guess about the same as yours.
