  • Converting a garage into a man cave/games room

am thinking of turning my garage into a man cave or games room and bar.

It is just a single car size garage and it backs onto my garden.

Has anyone on here done this and if so any advice you can give me.

How much am I looking at?

One issue I do have is an asbestos roof that I thought I could get away with, ie, put a ceiling underneath it but someone at work told me today that I might have to get the roof removed.

Any information or advice would be greatly appreciated.

I'd look into local building regs bill as any supply of incoming utilities would be certifiable I'm sure!... It's a great idea for a personal space though...good luck with it!

Identical situation to me pal. Asbestos roof cost a bomb to get rid off (im talking as much as i planned on spending on the actual refurb of the whole thing alone.).

If you know someone who can help (do cheaply), the electricity/water/heating, go for it. If not, getting the roof removed and the other aspects, the cost does jump quite quickly.

I ended up knocking the whole thing down (just burnt the roof, dont think that was strictly correct) and got one of them wooden ones, almost like an enormous summer house. I love it now and well worth it.

We get 'asbestos' garage / shed roofs taken off / removed for about £350 up here.

Done quite a few garage conversions for clients & the number factor is insulation which is covered under Part L of the Building Regulations ( see above link. )

Are you looking to employ someone or thinking of doing it yourself ?

Either way ALL works will require a building notice, give your local council's Building Control department a ring & they will give you all the information you need for free, they are usually very helpful as it makes their job easier in the long run.

Insulation Insulation Insulation is the key ;-)

Sounds like a builder as a QPR fan would be ideal. Nice job for you and I am sure Dave can let you stay at his during the work?
I played sunday league football today.

Clearly I was the best player on the pitch.

I scored 5 and made 7 last ditch tackles.

We lost 5-0 but the rest of my team were sh it!

Just re read the OP Dave,

Is the garage detached from the house ?
If so you can do what you want to it, as long as it isn't 'habitable' ie set up for someone to sleep in it ........... either way phone council for advice, you don't have to give your real address if you don't want to

when I lived in Acton, the Polish landlord next door converted his garage and six fellow countrymen moved in. I'll give you his No. if it's any help
