In view of any possible restrictions on what could be built there instead of the stadium, how much would it fetch on the real estate market today? I mean if/when we eventually move to the new stadium, how much could we recoup by selling LR?

I worked for one of the big Housebuilders for a while and a very rough guide would be the land cost would be 30-40% of the final Sales value of the site. So as an example if there were two hundred flats going on there at say 300k each that would equate to 60m sales value so land would be worth 20-24m. They seem to be quite upmarket terrace properties the other side of it though so it might well be that any developer would go along that route. It really depends on how many units a developer could get on there.
